For contractors who bid from plan sets

A plan set in. A takeoff out, every number showing its sheet.

Send the set. It is read twice, independently, and the two reads are compared: where they match, the number is solid; where they do not, you get a question instead of a guess. A person on our side reads it overnight, and you are emailed when it is ready.

$299 a plan set. Founding price, locked for you as long as you keep it. 30 days, every dollar back, no questions.

Already bid a job? Send that one. The first read is free: back the next morning, for you to grade against your own number.

How a read works

  1. 1

    Send the plan set

One PDF, or several as one set, up to 500 MB. No tracing, no clicking points, nothing to set up.

  2. 2

    Two blind reads, compared

Two independent reads of every sheet, dimension by dimension, neither one seeing the other. Where they agree, the number stands. Where they do not, that line comes back to you as a question, not an average. A person on our side reads the result overnight.

  3. 3

    Your takeoff, cited

A sheet index. Quantities by element, each one naming the sheet and detail it came from. Rebar, forms, embeds, and the questions. Open it in Plans or download the spreadsheet.

A real one

An excerpt from a review sheet we delivered: two pump stations, concrete scope, two independent reads. The owner's name is left off; the station numbers, sheets and dimensions are as the sheet has them.

Concrete, consensus

Method: every quantity computed from dimension text read at 200–600 DPI; no eyeballed values.

ElementRead 1Read 2SpreadStatus
pedestal-pier2.1 CY2.1 CY0.0%agree
slab-mat2.7 CY2.7 CY0.0%agree
Total, net design4.8 CY4.8 CY0.0%agree

Net design volume; you add your own waste when ordering. Rebar: Read 1 0.24 tons net, Read 2 0.29, more than 10% apart, so that line is flagged for you rather than averaged.

Three of the 18 assumptions Read 1 declared, each naming its sheet

  • PS132 pier count 19 is counted from elevations 1, 2 and 3/A-301 (N&S elevation 46'-10" in 6 bays = 7 posts each side; West 5 posts incl. gate posts; East 4 posts; 4 corners shared). Chain check N&S: 7'-7"+4x7'-10"+7'-11" = 562" = 46'-10" PASS.
  • CONFLICT: PS132 A-101 New Site Plan gives the long sides as 48'-9" while elevation 1/A-301 gives 46'-10" (1'-11" difference).
  • PS132 pier depth 3'-9" and pole embedment read from Detail 101. The embedment dimension is printed as 3"-3" (typo for 3'-3"); it is not used in volume.

That is what a read looks like: the count with its chain check, the conflict between two sheets named as a conflict, and a typo on the drawing read for what it is. Nothing here is rounded to look better.

What comes back

  • A sheet index of the whole set
  • Quantities by element, each citing the sheet and detail it came from
  • Rebar by size, forms and embeds
  • A questions list: where the two reads disagreed, and where the drawings conflict with each other
  • Stamp any number as checked, or fix it yourself
  • Measure on the sheet: scale, length, area, count
  • Compare an addendum against the set
  • A priced proposal from the quantities, and a bid record afterwards
  • Download the spreadsheet

Straight answers

What does a read cost?

$299 a plan set. That is the founding price, and it is locked for you for as long as you keep it: a later price applies to new customers only.

What counts as a plan set?

One job's drawings as PDF: one file or several, up to 500 MB together.

Which trades?

Every set we have proven on is concrete. Send another trade and we will tell you honestly whether we can read it before anything is charged.

How long does it take?

Overnight. A person on our side starts every read by hand, and you are emailed when it is ready.

Is software reading my plans?

Yes, twice: two independent reads, each taken from the dimension text on the sheet, compared with each other. Then a person on our side reads the result before you see it.

What is the free read?

One job you already bid. Send that set and the takeoff comes back the next morning, free, for you to grade against your own number. For subs who bid from plan sets; three free reads in the first 30 days.

What if a number is wrong?

You will see by how much and on which sheet, because every number names the sheet it came from. And the guarantee is the same one every OSQR product carries: 30 days, every dollar back, no questions.

Is there a contract?

No. A read is bought one plan set at a time, and there is no checkout on this page yet: you ask, a person answers.

Ask where each number came from

A sheet and a detail, or a gut. $299 a plan set, founding price. 30 days, every dollar back, no questions.
